What
are the advantages of using an Exclusive Buyer’s Agent?
An Exclusive Buyer’s Agent will not only help you find
the right property, but will also represent you much like an attorney represents a client. In a real estate
transaction, an Exclusive Buyer’s Agent legally and ethically owes all his
loyalty EXCLUSIVELY to his buyer client - never to the seller.
Traditional agents will help you find property,
but since they represent the sellers of the property they show, they will often encourage you to buy something they want to sell and will try
to convince you to pay more for it. That’s what the seller hired them to do.
An EBA can balance the scales.
A traditional salesperson will show you only
listed properties, usually starting with their own listings-Unlisted properties are a "no-no".
Your Exclusive
Buyer's Agent will show you the largest possible selection
of properties, including "for sale by owners", foreclosures, etc.
The salesperson will point out
only the
reasons you should buy a property you like.
Your
EBA will objectively point out the facts, both positive
and negative, about a property.
The salesperson cannot lawfully recommend that you not
buy any particular property.
Your
EBA can and
will make recommendations on
what not to buy.
The salesperson will assist you in preparing an offer, but will attempt
to structure it to the seller's advantage.
Your
EBA will advise you throughout the transaction,
and when preparing an offer, will structure it to your advantage.
The salesperson is obligated to get the highest possible price for
the seller.
Your
EBA is obligated to help you buy at the
lowest
possible price.
You will be negotiating against a real estate professional who
is working for the seller.
You will have a real estate professional working
for you, not
against you.
Anyinformation you give the salesperson will be passed on to
the seller - no exceptions.
Your EBA must keep any information you give him
confidential.
The salesperson will be looking out for the seller at closing because
that is who he represents.
Your
EBA will continue to represent
you
right through
closing.
The
salesperson might bring a little gift to you at closing so that you will
not think badly of him.
The value
that an EBA adds to your side of the transaction far
outweighs any token gifts.
